With all shops nearby and two balconies, one facing Calle San Anton and the other facing Calle Nueva. No students. No pets allowed. Interested parties must complete the form with their details on the real estate agency's or portal's website. Calls will not be answered. Requirements: financial solvency, two months' deposit. Financial conditions are requested for rental insurance. Property located in a tense residential market area: PAMPLONA (*) Monthly rent: 740.00 EUR (**) (*) Legal Regime: The property is located in an area declared as a tense residential market by a Foral Order from the competent department of the Government of Navarra. This declaration implies adherence to the rent limitations provided for in Law 12/2023, of May 24, on the right to housing, Foral Law 10/2010, of May 10, on the Right to Housing in Navarra, and Law 29/1994, of November 24, on Urban Leases (LAU). (**) Rent Determination: The monthly rent has been set in accordance with the legal limits applicable in tense areas: it cannot exceed the last rent in force in the last five years (increased according to the annual update clause of the previous contract) or, in the case of a large landlord or properties without a previous contract in five years, the maximum limit of the Reference Price Index System. Deposit and Financial Guarantees: Legal deposit: Equivalent to one month's rent, which will be compulsorily deposited by the landlord in the Navarra Housing Lease Registry, dependent on the Government of Navarra, when it is enabled. Additional guarantees: one month's rent. In contracts of up to five years (or seven if the landlord is a legal entity), the value of the additional guarantee cannot exceed two months' rent, except for legally provided exceptions. Expenses and Utilities: Individualized utilities: Consumption measured by meters (water, waste, electricity, gas, telecommunications) will be fully borne by the tenant. Intermediation fees: In accordance with Law 12/2023, real estate management and contract formalization expenses will be borne by the landlord. Additional information: The consumer has the right, in accordance with current regulations, to have additional information and documentation relating to the property and sale conditions, accessible at the agency's physical location and/or through the enabled electronic means. The agency acts as an intermediary, and the validity of the offer is subject to the formalization of the contract in writing.
